This postdoctoral scholar will work on collaborative research projects involving Northern Arizona University and the U.S. Geological Survey, as well as other research collaborators from around the Colorado Plateau. This position will focus on research efforts to promote successful restoration strategies to recover plant and ecosystem properties in highly disturbed lands in the western United States. Specific responsibilities include linking restoration practices and environmental conditions to outcomes, compiling and analyzing large restoration datasets, performing geospatial analysis, conducting field-based and greenhouse experiments, engaging diverse researchers and stakeholders through meetings and workshops, and leading the writing of scientific manuscripts for the peer-reviewed literature.
The position will involve:

Requires a Ph.D. in ecology, biology or a closely related field by the time of appointment. Relatively recent graduate or graduation by the time of appointment.

Background Information
Northern Arizona University requires satisfactory results for the following: a criminal background investigation, an employment history verification and a degree verification (in some cases) prior to employment. You may also be required to complete a fingerprint background check.
Additionally, as an employer in the state of Arizona, NAU is required to participate in the federal E-Verify program that assists employers with verifying new employees' right to work in the United States.
Finally, each year Northern Arizona University releases an Annual Security Report. The report is a result of a federal law known as the Clery Act. The report includes Clery reportable crime statistics for the three most recent completed calendar years and discloses procedures, practices and programs NAU uses to keep students and employees safe including how to report crimes or other emergencies occurring on campus. In addition, the Fire Safety Report is combined with the Annual Security Report for the NAU Flagstaff Mountain Campus and NAU-Fort Defiance as these campuses have on-campus student housing. This report discloses fire safety policies and procedures related to on-campus student housing and statistics for fires that occurred in those facilities.

Salary
The budgeted salary amount is $50,000 - $60,000.
**The starting salary will be determined by the qualifications of the selected applicant balanced with departmental budget availability, internal salary equity considerations, and available market information.
FLSA Status
This position is exempt from the overtime provisions of the Fair Labor Standards Act (FLSA) and therefore will not earn overtime or compensatory time for additional time worked.
Benefits
Post-Doctoral Scholars are hired on a contract basis, renewable each fiscal year for a maximum of 4 renewals (5 years) according to terms of the Arizona Board of Regents' Conditions of Post-Doctoral Service.
NAU offers an excellent benefit package to Post-Doctoral Scholars including generous health, dental and vision insurance; 10 days of vacation and 10 holidays per year; and tuition reduction for employees and qualified family members. New employees are eligible for benefits on the first day of the pay period following their enrollment, after their employment date. 2020.10.18 01:54 Meelashooman Review: Purchase near Tacoma WA

On July 4th of 2020, I purchased a car from Carvana. Just over three months later, the purchase is finally complete. Since several people are having issues with Carvana, and I've only found one or two posts from Washington State I thought I'd share my experience and things I learned along the way. To set the scene, I live in Pierce County and this is a third car for a three-driver family. We were not in dire need of the car at this time since two of us are mostly working from home (COVID), but we decided this was a good time for us to make a purchase. It may also help to know that I am an extremely patient person and friendly. I mention this to say that I kept all my conversations with Carvana and involved parties professional and courteous which seemed to help.
The Purchase: As I said, on July 4th weekend I purchased a low mileage 2012 Fiat 500 Sport from Carvana, using their in-house financing (Bridgecrest). The whole purchase took 20 minutes. *First Tip\* Save the car to your favorites, I had to refer to this page several times over the next few months. As part of the process, you have to speak with a Carvana representative to verify some items. While they state they will call you within a few hours, I ended up having to call them the next day. They did ask me about the extended warranty and gap protections, but did not do a hard sell. *Next Tip\* The warranty company is Silver Rock. This is the same company that backs the 100-day limited warranty and will handle any post delivery issues. I suggest you research them, mainly to find out where you can go for service. In my area, there are not many places and all are chain-stores.
Once the call was done, I received emails to let me know everything was complete and given a rough delivery date that was 10-14 days out. *TIP\* your sale paperwork will be available electronically. This is the only time you will get to see it so make copies as you may need it later. The car would be coming from Southern California to me. *Tip\* If you are an "out-of-area" delivery, you can fly to the Carvana location to pickup your car and they will reimburse your air-fare and taxi fees UNLESS your car is in California. California does not allow this to be done for out-of-state purchases and not all Carvana employees know this. I could have asked to pickup the car in Arizona and done this.
The Delivery: On day 12 I was notified via text that my car would be delivered the next day. I had gotten no updates or contact until then. On this same day, I received a FedEx overnight envelope with paperwork (to be completed on the last day of the "two-week" trail period) and my 45 day Georgia temporary plate. My actual two-week trial period was dated incorrectly, so it ended up actually being three weeks. The car arrived the next evening at 10pm on a roll-back wrecker. The driver (not a Carvana employee) did keep in contact throughout the day and did offer to deliver it the next morning but that didn't fit my schedule. The car arrived DIRTY, I mean really dirty. You could not see through the windows and the driver's seat was stained. It looked like it had been coated with some type of detailing spray that collected every speck of dirt from California to Washington. The driver had no paperwork (other than his bill of lading and inspection paperwork) but was friendly. A few minutes later the car was safely tucked in my garage. *TIP\* with out-of-area delivery you must take delivery of the car. Even if you see an issue immediately and want to return the car, you have to call Carvana and they will send another truck to get it at a later time. ALSO, keep the delivery drivers inspection report, it may come in handy later.
Post-delivery: The next morning, I washed the windows and took the car to a self-serve carwash to attempt to get it cleaner. It helped, but a full detail was going to be needed. I inspected the car and found some undisclosed cosmetic damage. In the glove compartment I found Carvana's paperwork from when they bought and refurbished the car. Comparing this paperwork I learned some things: -I had paid $9990.00, Carvana had paid $4082.00 for it and spent another $541.60 in refurbishment costs. -They had inspected the car, but while their inspection revealed the brake pads and tires were serviceable, two of the tires and the brake pads required replacement. -One of the undisclosed damage items was "repaired" by their shop (by attempting to glue a trim item back on the car that was broken). That repair failed quickly. -The delivery driver inspection report listed the undisclosed damage.
I called Carvana with my findings, and they asked me to take pictures of the damage and submit them. I did so, along with a writeup explaining the pictures and damage. To be fair, I did not ask for the tires and brakes to be taken care of. I could have done so, but I had plans for upgrades in these areas. It took about 48 hours for Carvana to authorize the repairs, and SilverRock handled them through a local body shop that did an excellent job. In all, the repairs took a week and the invoice for the repairs totaled $4398.69. Also, during this call, Carvana apologized for the condition of the car (DIRTY) and promised to send a check for $100.00 to cover cleaning. About two weeks later a check for $50.00 appeared, and the next day another check for $100.00 appeared. For those keeping score. Carvana now had $9172.29 invested in this car.
Trial period: The trial period went well, and on the designated date I completed the paperwork and sent it to Carvana. *TIP\* MAKE COPIES OF THIS PAPERWORK!! You may not see it again, and it will be helpful if you have any issues. *TIP\* if there are cosmetic issues, the trial period is the only time you will be able to get these fixed by Carvana. Address them quickly and stay in contact until they are authorized. Carvana does not want you to return the car, they would rather do anything they can to keep you in it.
Registration: This is where the process got painful. My temporary plates expired the last week of August. One week prior I started calling Carvana daily asking where my plates were. This is time consuming, I waited on hold one-hour each time and was often disconnected while speaking with someone (they didn't hang up, their people are working from home and their VOIP phones suck.) *TIP\* Be-friendly, everyone I spoke to was nice and they were giving me the best info they had (even though it was wrong). Also, make sure they get your phone number right away and ask them to call you back if the call disconnects (they will). One employee had to call be back 7 times due to disconnects, and I kept him calm because it was obviously frustrating him. On the first two calls, I was told that the paperwork was sent to my states DMV (DOL actually) for processing already.
I called Washington State DOL in Olympia, and when I told the person I had bought a car from Carvana she sighed. She had helped other people with Carvana Registration issues. I asked her for any advice she could share, and she was most helpful. Washington State once had trouble with people buying cars in other states tax-free, and then registering them in Washington without paying taxes. For this reason, they have very strict rules on auto purchases, out-of-state tags, and fees. Additionally, Washington State DOL does not actually process tags and registrations, this is done by independent sub-agents. Washington also requires any vehicle purchased to be registered within 30 days (or at least in process) and they do not honor expired out of state registrations PERIOD. No COVID extensions. Also, Carvana is not a registered Washington State car dealer, so Washington's enforcement options are limited against them. The DOL agent was able to verify that my vehicle was not in their system, and was still titled and registered in Wisconsin (original owner). *TIP\* Learn your states rules on car-registration.
Registration Escalation: Armed with this info, I re-contacted Carvana. The person dug into the problem and found out my paperwork was still with their third-party processer in New York State. She apologized, but also stated they could not give me another temporary plate. *TIP\* At this time I submitted a BBB Complaint and filed a complaint with the Washington State Attorney General's office.
Temporary Solution: Remember all that paperwork I suggested you keep? Washington can issue a 60 day temporary plate while paperwork is being sorted out, but you must pay all taxes and fees up-front to get it. Armed with my paperwork which detailed out the Washington State taxes and fees I paid, I went to my local tag office. I briefly and very, very politely explained the situation and asked if they could assist. The very helpful person looked over my paperwork, saw that I had paid the taxes and issued me a 60 day temporary plate (good until late October). I did have to pay some fees ($187.00) but she also gave me a form to fill out to get some of them reimbursed.
The Complaints: Remember the BBB and the State Attorney General complaints? After the BBB complaint (which processes quickly) Carvana made contact me and promised to fix the issue. They also sent me another $100.00 check for my trouble. The replied to the BBB and basically agreed with everything in my complaint. With the BBB, Carvana only has to reply to the complaint (not resolve it) to keep a good rating. The State Attorney General complaint was another matter. In mid-September I received a reply from their office telling me there was not much they could do, but they would formally contact Carvana and demand an explanation and attempt to help me. I think this worked, very shortly there-after Carvana contacted me regularly with updates and sent me a Arizona temporary plate good until mid-November. My permanent plates arrived on October 16th!!!
Miscellaneous Thoughts: My car ended up being very nice after fixing the issues and getting it detailed. I'm happy with it and not un-happy with Carvana. While there were issues with the car, they stood behind it. Their employees were friendly and professional. The registration is a different story. Their third-party registration services are horrible and they need to fix this NOW. At the end, excluding fees and their overhead Carvana has $9272 invested in the car they sold to me for $9990. The sale lost them money, but they will recoup some in the financing (I didn't do any warranties with them). Speaking of Financing, Bridgecrest didn't give me the best rate so I'll be re-financing soon. They did call me to review the loan and they were quite friendly and helpful.
Summary: Would I buy from Carvana again? Maybe. Would I suggest them to a friend? Also maybe. Your needs and experience will obviously vary from mine, and for every bad review there is a good one also. If you live close to one of their locations, I suspect you will have a good experience. If you are out-of-market, you may have an experience similar to mine. To be very honest, I have purchased a lot of cars in the past 30+ years, and I found the online experience to be great! The registration process is the only reason I would hesitate to make another purchase or recommend Carvana.

I'm a Columbus native, chef, etc.
Often on this sub I see posts asking various questions on where to get things, what to get, best restaurants and stuff like that.
On most of those posts, people say a lot of similar answers, so I've decided to compile a list of my favorite, less common places and why, from upscale dining to gas stations, just in hopes that some of you get inspired to go try something new if you haven't. Welcome back to the fifty-third edition of /neoliberal elects the American presidents!
This will be a fairly consistent weekly thing - every week, a new election, until we run out.
I highly encourage you - at least in terms of the vote you cast - to try to think from the perspective of the year the election was held, without knowing the future or how the next administration would go. I'm not going to be trying to enforce that, but feel free to remind fellow commenters of this distinction.
If you're really feeling hardcore, feel free to even speak in the present tense as if the election is truly upcoming!
Whether third and fourth candidates are considered "major" enough to include in the strawpoll will be largely at my discretion and depend on things like whether they were actually intending to run for President, and whether they wound up actually pulling in a meaningful amount of the popular vote and even electoral votes. I may also invoke special rules in how the results will be interpreted in certain elections to better approximate historical reality.
While I will always give some brief background info to spur the discussion, please don't hesitate to bring your own research and knowledge into the mix! There's no way I'll cover everything!

  • George Bush is the 58-year-old Republican candidate and the current President. His running mate is Vice President Dick Cheney.
  • John Kerry is the 61-year-old Democratic candidate and a US Senator from Massachusetts. His running mate is US Senator from North Carolina John Edwards.
Issues and Background
  • One thing both President Bush and Senator Kerry agree on is that on September 11th, 2001, everything changed. On that date, the United States was attacked by the transnational Salafist terrorist organization known as Al-Qaeda. Nineteen terrorists hijacked four passenger airlines. Two planes were flown into the World Trade Center complex, causing the collapse of the North and South towers. Another plane was flown into the Pentagon. The fourth plane did not reach its intended target, with the hijackers thwarted by the plane's passengers - the plane instead crashed into a field in Pennsylvania. Nearly 3,000 people died in the attacks.
    • One week after the attacks, letters containing toxic anthrax spores were sent over several weeks to media outlets and politicians. Initial speculation including from top government officials suggested the letters may have somehow been connected to Al Qaeda or Iraq, but recent publicly known developments suggest the perpetrator may have been an American connected to the intelligence community.
    • The Bush Administration has taken a number of military actions internationally since the attacks as part of a global "war on terror." The most significant operations are given their own summaries in later bullet points.
    • The leader of Al-Qaeda is Osama bin Laden, and there is an ongoing manhunt for him. Senator Kerry claims that the United States had Osama bin Laden pinned down in Tora Bora but that President Bush outsourced the manhunt to Afghan warlords, and that this is why the terrorist leader was able to escape. This characterization is disputed by President Bush and by General Tommy Franks, who was in charge of US forces in Afghanistan at the time. Just days before the election, a new 17 minute video message from Osama Bin Laden has emerged.
    • On October 26, 2001, President Bush signed the Patriot Act. This legislation expands the ability of law enforcement to monitor phone calls and conduct other surveillance, allows greater pooling of intelligence resources across agencies, and expanded the types of crimes considered "terrorism" as well as the penalties for being found guilty of terrorism. Senator Kerry supports the legislation but has suggested it be amended to be stronger against money laundering and possibly increasing oversight of government surveillance powers. Kerry also says he doesn't like the way the current Attorney General has sometimes applied the legislation.
    • In late 2002, President Bush signed legislation creating a Department of Homeland Security.
  • In October 2001, following a failure to come to an agreement with the Taliban regarding the extradition of Osama Bin Laden, the United States invaded Afghanistan. By December, the United States had overthrown the Taliban regime and begun a rebuilding effort in the nation. Since then, and especially since 2003, the United States has fought the Taliban insurgency which formed from the remnants of the Taliban regime. In October of this year, Afghanistan held national elections, which President Bush has touted as a major success. Senator Kerry has described Afghanistan as the "right" war (in contrast with Iraq as the "wrong" war) and seeks to increase the number of American and allied troops in the country.
  • Starting in 2002, the United States began making the case to the country and to the international community for an invasion of Iraq. In October of that year, Congress passed an authorization of force against Iraq should it be considered necessary by the President. The authorization cited interference with weapons inspectors, domestic repression, the possession and development of chemical and biological weapons capabilities, seeking of nuclear weapons capability, and the presence of Al-Qaeda members in Iraq among other justifications.
    In February 2003, Secretary of State Colin Powell presented evidence to the United Nations, arguing that Iraq did possess weapons of mass destruction and was attempting to conceal this fact. He also attempted to link Iraq and Al-Qaeda, primarily through Abu Musab Al-Zarqawi. A month later, the United States announced to the world that diplomacy had failed, and proceeded to invade Iraq alongside the United Kingdom, Australia, and Poland. In April, Baghdad fell, and Saddam Hussein's reign of power ended.
    In May 2003, President Bush announced the end of major combat operations in Iraq in front of a banner reading "Mission Accomplished." What has proceeded since has been an occupation of Iraq which has dealt with a number of challenges. The United States set up a provisional government headed by an American diplomat. This provisional government dissolved the Iraqi military. Unemployment skyrocketed and many government services ended. The United States has since then had to combat an insurgency comprised of former members of the Iraqi military, surviving loyalists to Saddam Hussein, and religious militants. In June of this year, the US and its allies transferred power to a new Iraqi government led by Ayad Allawi.
    • In April of this year, CBS revealed evidence of egregious human rights violations being committed by US Army and CIA personnel against detainees in a prison in Iraq.
    • Just recently, the Iraq Survey Group submitted a final report concluding that Saddam Hussein's Iraq had no chemical weapons, no biological weapons, and no capacity to make nuclear weapons. President Bush's response to the report was as follows:
      Chief weapons inspector, Charles Duelfer, has now issued a comprehensive report that confirms the earlier conclusion of David Kay that Iraq did not have the weapons that our intelligence believed were there. ... The Duelfer report showed that Saddam was systematically gaming the system, using the U.N. oil-for-food program to try to influence countries and companies in an effort to undermine sanctions. He was doing so with the intent of restarting his weapons program, once the world looked away. Based on all the information we have today, I believe we were right to take action, and America is safer today with Saddam Hussein in prison.
    • Republicans have accused Senator Kerry of "flip-flopping" on Iraq, because he voted for the authorization of force there and called Hussein a grave threat, but this year has been very critical of the intervention. He has attempted to reconcile the issue:
      Well, let me tell you straight up, I've never changed my mind about Iraq. I do believe Saddam Hussein was a threat. I always believed he was a threat—believed it in 1998 when Clinton was President. I wanted to give Clinton the power to use force if necessary. But I would have used that force wisely. I would have used that authority wisely, not rushed to war without a plan to win the peace. I would have brought our allies to our side. I would have fought to make certain our troops had everybody possible to help them win the mission.
    • Senator Kerry's plan for Iraq is to use international diplomacy to shift the burden of the rebuilding effort away from the US during his first term. He has said it is possible that by the end of his first term, most of the foreign troops in Iraq would come from countries other than the US. He plans to solicit more international help in Iraq by granting the international community greater access to reconstruction contracts and greater say in the development of a permanent Iraqi government.
  • President Bush has signed into law two rounds of tax cuts. The first bill, in 2001, cut federal income tax breaks for several brackets, cut capital gains taxes, and began a phaseout of the estate tax. The second bill in 2003 lowered rates further. Senator Kerry intends to repeal the Bush tax cuts but only for those making over $200,000 a year.
  • In the 1960s, John Kerry served a four-month tour of duty during the Vietnam War, receiving several medals including three Purple Hearts. He first gained some national recognition as an anti-war activist upon returning, through his involvement with Vietnam Veterans Against the War. Returning to the present, a political group "Swift Vets and POWs for Truth" has formed to oppose Senator Kerry's presidential candidacy. The group claims that Kerry has exaggerated some claims about his service and hurt his fellow servicemen by opposing the war upon return to the US. The group has gone so far as to say he is "unfit to serve" as President. The group has released several television advertisements and a book. As time has gone on, the claims against Kerry have come under serious scrutiny, with some evidence (1) (2) (3) suggesting the attacks on Kerry are unfair or misleading.
  • At the end of last year, President Bush signed into law a major overhaul of Medicare. Perhaps most significantly, a new prescription drug benefit for Medicare beneficiaries will go into effect in 2006. Senator Kerry has attacked President Bush for blocking attempts to allow the importation or at least reimportation of drugs from Canada.
  • In 2002, President Bush signed the No Child Left Behind Act. The main provisions of the legislation mandate an expansion of standardized testing at the state level for public schools receiving federal funds. Further provisions and prescribed corrective action in the legislation depend on a school's ability to consistently improve standardized test scores. Senator Kerry supported the legislation but has criticized the President for not fully funding the associated programs.
  • Embryonic stem cells, coming from human embryos that are about 3-5 days old, are special cells which can divide to form the more specialized cells that are associated with a fully functioning human body. Scientists speak highly of the promise that research on these cells holds, and the potential treatments that could come from such research. However, many conservatives object partially or entirely to embryonic stem cell research because it typically involves the destruction of a human embryo. In 2001, President Bush issued an executive order only allowing federal funds for such research on colonies of stem cells which already existed when the policy was announced. The Bush Administration has argued this is a policy which compromises between ethics and the scientific value of the research. Senator Kerry wants to lift this partial ban.
  • In May of this year, Massachusetts became the first US state to license and recognize same-sex marriages, following a relevant court decision in 2003. John Kerry and George Bush both say they believe marriage is between one man and one woman. However, President Bush supports a Constitutional amendment banning gay marriage, which Senator Kerry does not. Kerry also voted against the 1996 Defense of Marriage Act.
  • As an exemplification of what they argue is the broader issue of Kerry's alleged "flip-flopping," President Bush and other members of his campaign have repeatedly referred to a quote from Senator Kerry in March, in which he said of a military supplemental appropriations bill, "I actually did vote for the $87 billion before I voted against it." Kerry has since said he regrets his phrasing.

My opponent looked at the same intelligence I looked at and declared, in 2002, that Saddam Hussein was a grave threat. He also said, in December of 2003, that anyone who doubts that the world is safer without Saddam Hussein does not have the judgment to be President. I agree with him. The world is better off without Saddam Hussein.

The President just talked about Iraq as a center of the war on terror. Iraq was not even close to the center of the war on terror before the President invaded it. The President made the judgment to divert forces from under General Tommy Franks from Afghanistan before the Congress even approved it, to begin to prepare to go to war in Iraq. And he rushed to war in Iraq without a plan to win the peace.
(3) Bush on homeland security:
But the best way to protect this homeland is to stay on the offense. We have to be right 100 percent of the time, and the enemy only has to be right once to hurt us. There's a lot of good people working hard. And by the way, we've also changed the culture of the FBI to have counterterrorism as its number one priority. We're communicating better. We're going to reform our intelligence services to make sure that we get the best intelligence possible. The PATRIOT Act is vital. It's vital that the Congress renew the PATRIOT Act, which enables our law enforcement to disrupt terrorist cells.

The United Nations' Kofi Annan offered help after Baghdad fell. And we never picked him up on that and did what was necessary to transfer authority and to transfer reconstruction. It was always American-run. Secondly, when we went in, there were three countries, Great Britain, Australia, and the United States. That's not a grand coalition. We can do better.

Well, actually, he forgot Poland. And now, there are 30 nations involved, standing side by side with our American troops, and I honor their sacrifices. And I don't appreciate it when a candidate for President denigrates the contributions of these brave—brave soldiers. It's—you cannot lead the world if you do not honor the contributions of those who are with us. He called them the "coerced and the bribed." That's not how you bring people together. Our coalition is strong. It will remain strong, for my—so long as I'm the President.

First of all, we all know that in his State of the Union Message he told Congress about nuclear materials that didn't exist. We know that he promised America that he was going to build this coalition. I just described the coalition. It is not the kind of coalition we were described when we were talking about voting for this. The President said he would exhaust the remedies of the United Nations and go through that full process. He didn't. He cut it off, sort of arbitrarily. And we know that there were further diplomatics—efforts underway. They just decided the time for diplomacy is over and rushed to war without planning for what happens afterwards. Now, he misled the American people in his speech when he said, "We will plan carefully." They obviously didn't. He misled the American people when he said, "We'd go to war as a last resort." We did not go as a last resort. And most Americans know the difference.

(1) Cheney on the connection between Saddam Hussein and Al Qaeda:
Concern about Iraq specifically focused on the fact that Saddam Hussein had been, for years, listed on the state sponsor of terror, that they he had established relationships with Abu Nidal, who operated out of Baghdad; he paid $25,000 to the families of suicide bombers; and he had an established relationship with Al Qaida. Specifically, look at George Tenet, the CIA director's testimony before the Committee on Foreign Relations two years ago when he talked about a 10-year relationship.
The effort that we've mounted with respect to Iraq focused specifically on the possibility that this was the most likely nexus between the terrorists and weapons of mass destruction.
(2) Edwards on Iraq:
The vice president suggests that we have the same number of countries involved now that we had in the first Gulf War. The first Gulf War cost the American people $5 billion.
And regardless of what the vice president says, we're at $200 billion and counting. Not only that, 90 percent of the coalition casualties, Mr. Vice President, the coalition casualties, are American casualties. Ninety percent of the cost of this effort are being borne by American taxpayers. It is the direct result of the failures of this administration.

(1) Bush on government spending:
We have a deficit. We have a deficit because this country went into a recession. You might remember the stock market started to decline dramatically 6 months before I came to office, and then the bubble of the 1990s popped. And that cost us rev-enue—that cost us revenue.
Secondly, we're at war. And I'm going to spend what it takes to win the war, more than just 120 billion for Iraq and Afghanistan. We've got to pay our troops more. We have. We've increased money for ammunition and weapons and pay and homeland security. I just told this lady over here we spent—went from 10 to 30 billion dollars to protect the homeland. I think we have an obligation to spend that kind of money.
(2) Kerry on taxes:
Right into the camera—yes. I am not going to raise taxes. I have a tax cut, and here's my tax cut. I raise the child care credit by $1,000 for families to help them be able to take care of their kids. I have a $4,000 tuition tax credit that goes to parents and kids, if they're earning for themselves, to be able to pay for college. And I lower the cost of health care in the way that I described to you.
(3) Bush on health care:
Let me start with how to control the costs of health care: Medical liability reform, for starters, which he's opposed. Secondly, allow small businesses to pool together so they can share risk and buy insurance at the same discounts big businesses get to do. Thirdly, spread what's called health savings accounts. It's good for small businesses, good for owners. You own your own account. You can save tax-free. You get a catastrophic plan to help you— own it. This is different from saying, "Okay, let me incent you to go on the Government."
(4) Kerry on abortion restrictions:
Well, again, the President just said categorically, "My opponent is against this. My opponent is against that." It's just not that simple. No, I'm not. I'm against the partial-birth abortion, but you've got to have an exception for the life of the mother and the health of the mother under the strictest test of bodily injury to the mother. Secondly, with respect to parental notification, I'm not going to require a 16- or 17-year old kid who's been raped by her father and who's pregnant to have to notify her father. So you've got to have a judicial intervention. And because they didn't have a judicial intervention where she could go somewhere and get help, I voted against it. It's never quite as simple as the President wants you to believe.

(1) Bush on the flu vaccine shortage:
Bob, we relied upon a company out of England to provide about half of the flu vaccines for the United States citizen, and it turned out that the vaccine they were producing was contaminated. And so we took the right action and didn't allow contaminated medicine into our country. We're working with Canada to, hopefully—that they'll produce a—help us realize the vaccine necessary to make sure our citizens have got flu vaccinations during this upcoming season.
My call to our fellow Americans is, if you're healthy, if you're younger, don't get a flu shot this year. Help us prioritize those who need to get the flu shot, the elderly and the young. The CDC, responsible for health in the United States, is setting those priorities and is allocating the flu vaccine accordingly. I haven't gotten a flu shot, and I don't intend to, because I want to make sure that those who are most vulnerable get treated.
(2) Kerry on whether homosexuality is a choice:
We're all God's children, Bob, and I think if you were to talk to Dick Cheney's daughter, who is a lesbian, she would tell you that she's being who she was. She's being who she was born as. I think if you talk to anybody, it's not choice. I've met people who've struggled with this for years, people who were in a marriage because they were living a sort of convention, and they struggled with it. And I've met wives who are supportive of their husbands, or vice versa, when they finally sort of broke out and allowed themselves to live who they were, who they felt God had made them. I think we have to respect that.
(3) Bush on Social Security:
I believe that younger workers ought to be allowed to take some of their own money and put it in a personal savings account, because I understand that they need to get better rates of return than the rates of return being given in the current Social Security trust. And the compounding rate of interest effect will make it more likely that the Social Security system is solvent for our children and our grandchildren.
(4) Kerry on assault weapons:
I believe it was a failure of Presidential leadership not to reauthorize the assault weapons ban. I am a hunter. I'm a gun owner. I've been a hunter since I was a kid, 12, 13 years old. And I respect the second amendment, and I will not tamper with the second amendment. But I'll tell you this. I'm also a former law enforcement officer. I ran one of the largest district attorney offices in America, one of the 10 largest. I've put people behind bars for the rest of their life. I've broken up organized crime. I know something about prosecuting. And most of the law enforcement agencies in America wanted that assault weapons ban. They don't want to go into a drug bust and be facing an AK-47.

Also, final note, that both IPv4 addresses and IPv6 addresses start with the same numbers. When DDOS'ing a user may change their dynamic IP address so they can't be booted. The problem is the first two sections always stay the same. So you just re-sniff and look for the first batch of numbers. Only the second or last part of the IP changes, like these two domains. Which is exactly what happened to these guys when they registered a legit business (well I haven't looked at google maps yet), on the same day as their scam business and didn't hide their trail very well.
These Chinese operators thought they were covering their tracks so well. And it took me 20 minutes to unravel their web.

Buck: Welcome back to the show everyone. Today my guest on Wealth Formula Podcast well he's making his 150th appearance on the show no I'm just kidding but he's been on a lot. He's a good friend of mine and the show, Mr. Jorge Newbery who you probably know through one of any number of businesses that he has started and that we've participated in one way or another as a community. There was initially American Homeowner Preservation which later on became AHP Servicing which deals with non-performing debt and there's a fund there which we'll talk about a little bit more today and there was also REO which we've been talking about a little bit on this show as well. It's a good opportunity for people looking to get their hands a little bit dirtier and potentially you know kind of rack up a few real estate professional hours at the same time and so that's been great too. Then wait where there's also Debt Cleanse right we talk about debt cleanse forgot about that one. Jorge here is you're still rocking and rolling man welcome back to the show.
Jorge: I appreciate that buck and actually it's 151st.
Buck: You know the funny thing I mean the funny thing about you is you know you've got all these businesses and I feel like you're I think you're actually like five or six years older than me I think you're like 51 or something right?
Jorge: 54.
Buck: Okay well you only look five or six years younger than me. Older than me but you look younger then but I feel like I used to have the energy to start businesses like this but as soon as I hit like 44 it kind of just died and I don't know what kind of supplements you're taking but I think I think I need some of that. Jorge so you know today I wanted to get your feedback. Again people are very very curious what's going on you know in the housing space and because you deal with notes with mortgages etc I'm curious what is the latest? Are you seeing anything different from you know a couple months ago when you were last on in terms of you know increases in distress or you know what's happening around the country?
Jorge: Sure. Significant increases in distressed mortgages and just to stress economic distress in general in our country I mean that's apparent from the headlines and you know there's been measures put in place forbearances stimulus and whatnot that have tried to kind of delay this with the hope that you know after two weeks with the original but after a few months everything gets back to normal and I think it's increasingly apparent that things aren't getting back to normal anytime soon and that there will be some significant economic pain in this country which is unfortunate but it's what we have and so for a company like AHP that does mean that there's an increased amount increased supply of distressed mortgages that attractive prices we're already seeing that and we anticipate the fourth quarter and next year that that will only increase significantly and that means opportunities to both help families that are struggling by buying these at a discount and sharing those discounts with them and also to earn a good return for our investor.
Buck: You know let me let me ask you this. So try to give us some perspective and some flavor on that because I mean you you know you started AHP or as American Homeowner Preservation like you know right around the last major economic crisis and you know obviously as time went on over the next decade or so things really really really tightened up you know and now it sounds like what you're saying is okay well things are loosening up there's more inventory, can you give us a sense sort of at a you know quantitative level like what that's looking like?
Jorge: Sure so you're right we started buying mortgages a decade ago and the the supply at that point and that was about two years after the crisis really became got going there was a massive supply of distressed mortgages and we were a tiny company that was work was working with a very limited amount of money and we were able to right away go and buy from the biggest banks in the country. Citibank was selling to us within a few weeks of us getting started. And then as as the economy improved and the pricing on distressed mortgages became more competitive and the supply became became dwindled that you know wasn't so easy to buy and buy as attractively as we were and go back a year ago it was very difficult AHP had a lot of money in the bank and very few favorable opportunities to to deploy that money that's all changed in the last six months you know right away there was an immediate change but June July August we've seen a lot of opportunities to purchase I think that's just the beginning
Buck: Do you feel like it's like back at maybe like 2012 levels or 2014 or is it still not like that?
Jorge: No for distressed mortgages yeah I'd probably call it 2012 and and going backwards so we're going to be probably at 2010 levels in six months.
Buck: So tell me how that's working because obviously you know there was it's interesting because I think you know I kept hearing about banks and mortgages that that like you know the big ones at least like chase and wells fargo and stuff they were allowing mortgages to be essentially you know it wasn't like they weren't tacking on the payments to the end of the loan they would you know they they would forgive and say they wouldn't report late payments and for three months or so but at the end of that three months they expected you to pay all of it back is that sort of what happened here?
Jorge: Yes that's very much what's what's happened and there's been but now it's been extended and so that forbearance period has been extended but not forgiven and and some instances they're putting them you know go three months and then they're all due or then they're paid back over three or six months or in some of the government-backed loans it's put onto the very end of the loan and so there's different iterations of the same goal which is to take those payments which would be now move them to some point in the future and give the borrowers some extra time to get through this challenging period.
Buck: yeah I mean if they move them to the back I mean I feel like people have a better shot but I mean you got these people you know like these major banks that are expecting a payment you know to get caught up and the economy has not substantially you know improved and and you know talk a little bit about what the government's input on this has resulted in and you know what what we can expect to see in the next couple months.
Jorge: The challenge with some of the government programs is some of the everybody hears on the news you know hey there's a big forbearance program but know for the forbearances it only applies to government-backed loans generally is where it's you you have to do it. With privately held loans you can voluntarily offer forbearances and we've done that I think most servicers have done that just because you recognize that otherwise you know a lot of people just won't are unable to pay and but I think what's the unknown and the challenge is how long this is going to go for because the to to have this go for another year on top of the six months that it's already passed it creates a lot of you know somebody's taking a hit here and you know can't be the the mortgage holder the servicer the the homeowner and the government those are the players and who's gonna ultimately pay for us and that's an unknown question at this point.
Buck: Yeah what's interesting too is you know I come from the apartment space and you know we're trying to kind of see how that plays out as well but so far there is very very little distress in the multi-family market you know across the country and you know as a asset manager myself on a lot of these I look at it and I think well maybe it's because of all of these government programs and stuff I think that has added to it a little bit I mean that has helped a little bit but I think part of it also depends on demographics right where you are and I think you know what your market is you know ours happens to be working class in these areas like Texas and Arizona and for some reason you know these people seem to be doing okay and paying their rents. Talk about if you would just the differences that come to mind when you think about you know why there would be distress in you know in mortgages across the country as a whole but not necessarily with rent payers why would why would that be?
Jorge: I think there's well I will agree when this first started a lot of people were concerned that the amount of families defaulting on their mortgage are unable to pay their rent would be very would be 30% plus and that hasn't yet happened overall and it so it has been less I think it's been less than any than everyone expected but that doesn't mean that people and maybe it's because of stimulus or other types of programs but at other at some point you know if a family does lose a job or an income that does make it is going to create challenges and I don't think there's it's tough to differentiate between homeowners and renters but I think there's a lot of of struggles out there that you know maybe they haven't come to the forefront yet but they will.
Buck: Yeah what about the demographic issue are you seeing in mortgages specifically either you know the types of homes or across the country in different areas like varying levels of distress
Jorge: I think it's just there's more of a concentration in lower moderate to neighborhoods those are ones where I think there's less of a financial safety net number one and number two there's just probably more job losses that have affected those you know those of more modest means
Buck: Yeah and what about what about on the upper end of stuff Jorge I'll tell you the reason I'm thinking about this is you know I live in Montecito which is you know 93108 zip code it's probably one of the wealthiest zip codes in the country and you know the single family market here is on fire right I mean it is you know probably going literally houses are selling for probably 20 more than they were listed for in pre-covid and we're talking about multi-million dollar acquisitions and to me that has a lot to do with people wanting to move out of you know LA or San Francisco into you know this nice little beach community that's you know not you know affluent but it's also because you've got significantly you know there for people who are doing mortgages a lot of them are ultra wealthy they're not using mortgages anyway but you know it's pretty attractive rates too right now right. So you've got that balance. What are you seeing if anything I mean usually you're not dealing with the higher-end homes but you are in Pre-REO so what are you seeing on that side?
Jorge: Everything you just described is accurate and I'd say it's high-end and low-end the low mortgage interest rates are making it very attractive for families of all sizes plus the fact that more people are working from home and stay and spending more time at home the REOs which lent many of them are concentrated in low to moderate neighborhoods these are selling very fast today at prices that were significantly more same 10-20 better than they were Covid and that's extraordinary but and something we would never have anticipated when Covid first hit that it was going to be a helpful for the housing market but I think those if you look forward to the future it's tough to say how long this can last I mean at some point all these millions of families that are on some kind of payment arrangement or forbearance that runs out their economic situation hasn’t improved and they end up getting foreclosed upon that will increase the inventory significantly probably at all income levels but again concentrated on the lower income levels and the and will that you know that should probably increase supply should should push prices down but the low mortgage interest rates this economy is so weak that the low interest rates will have I mean there's nothing they can't raise them for the next probably several years you know two to three years at a minimum and that will make it so attractive to to buy so that that will keep the the housing market propped up.
Buck: But then there is definitely a geographic element of that too because you know I just look at what's happening for example you've been to my house in in the northern suburbs of Chicago again really nice neighborhood really affluent place and then the price is there I mean I'm looking my house there I'm trying to sell and it's it's now listed for a full 20 percent less than I bought it for in 2012. and so what's what's driving the differences in terms of and it might just be because of all the mess that you know Chicago is in and I know you know that from your from your own person so what what do you make of that I mean what are you seeing across the board across the country in different markets because I know you guys are kind of all over.
Jorge: Yeah we do see that I mean what's interesting and you mentioned this earlier is that in the cities you know there's definitely people that think and probably rightly so they were they moved into cities to be close to work now they can suddenly work from home in many cases then why not move to a neighborhood that they really want to live in that's maybe a smaller community a resort community in some of those areas hey we can live and work here if we're doing work from home so I think there's definitely going to be a continued exodus from the big cities and that will I mean that's not new that's a lot of people expect like that and you know that will reduce the you know probably have a reduction in time of values in in cities and you know New York chicago you know these downtowns and increased values as you go to the suburbs I mean I live in Barrington you know which has been a really very another affluent suburb of Chicago but it has this for the last several years with all the job losses has been a very weak market and but in the last six eight weeks we've seen properties that were on the market for a year or two they're all selling getting you know under contract signed sold signs and that's a big change. I think it's going to be a great time to sell your property if ever there was a time to sell it this is the market.
Buck: You would think but yeah no I'm really struggling with this thing unfortunately but and I may end up just keeping it for that reason because I think it's kind of there's something going on in the cChicago suburbs in particular. But what what do you anticipate so you you know you talked about sort of how we're we might be sort of at 2012 levels and sort of going back back in time from there what is it that you know from the that you're seeing that makes you think we're going to continue down this path and at some point does it just you know does the full kimono come off and and all of a sudden you see the sort of the pinnacle of the drop in the single family market?
Jorge: Yeah it's we're still we had a long run up of you know since you know the last since the 2008 and the the great recession there was a long run up that that included increases or appreciation home values for for almost a decade or more than a decade almost and that I think right now we're on kind of the fumes of that. I mean there's different circumstances that are extending it but at some point there has to be a big you know there will be a massive spike in foreclosures I mean it's inevitable and that increased supply should drive down prices even with the low interest rates.
Buck: Do you see that okay say for example a Covid vaccination becomes available in December becomes widely disseminated by March April May all of a sudden you know business as usual do you see that that could put the brakes on this or do you feel like you know that train is already left?
Jorge: I think it's the latter I think that that's I don't think you know the vaccine will be a cure-all for the challenges we have in the country. I mean we were due for a for a downturn and Covid happened to be the trigger it could have been any other reason but Covid happened to be the trigger and I think you know we're still seeing some some activity but if you look back at 2008 when things started going awry in 2009 the government put in place some kind of credit I think it was about a 7500 credit to incent buyers to buy a home and that helped kind of prop the market up for a little while longer maybe a year and then it was already weak and weakening but I think it probably slowed the the contraction here. We're due. I mean if you go back in history we're due for a downturn and this the company's I mean the the economy is definitely on the decline the the housing market is still staying strong and actually in some cases like we pointed out is is improving but that the economic fundamentals behind it are not there so there needs to needs to be a correction.
Buck: Here's the problem and I'm playing devil's advocate here because I hear you and in many ways I kept for I was sort of beating this drum of tsunami you know of defaults and all that but what's going on with the fed and the interest in interest rates and then you know fiscal policy it just seems to me like as long as the fed keeps printing money asset prices stay keep staying high as they are you know it it's hard to imagine if exactly if something positive comes out of the vaccine that there isn't some artificial continued you know elevation of those asset prices I mean look at the stock market right I mean and you know all these all these markets are ultimately correlated we're doing things differently than we did in 2008 so I just wonder how if there is a possibility where there really is a truly you know sort of soft landing because of the extraordinary means that the federal reserve and fiscal policy have taken. But you don't see that I guess I mean I think you're probably I mean you're you're kind of where I i was before, but now I'm just looking at it saying I mean listen and you know we had one little dip in the markets at all-time highs you know that and so so I just I'm not really seeing you know exactly what happens you know across the board if everything is correlated but I don't know your thoughts on that?
Jorge: Yeah well I will say it's the good news I think for any investor out there is that the market is unpredictable and people can make convincing arguments on all sides and that creates opportunity I mean. The problem was a year ago we had so much data that informed us that you know hey this is what happens with distressed mortgages or real estate when when the markets become predictable that's when you know returns contract now the market is unpredictable I would think you could have some of the brightest minds in the country put them all in a room saying what's going to happen the next year in this country to the economy you'll get multiple different answers you go back a year or two and you'd probably get some pretty you come to some kind of consensus by and large you wouldn't get that today and I think that unpredictability creates some creates opportunity I mean unfortunately the the opportunity is going to be the result of I think since to the extent opportunity comes it's due to some significant economic challenges rippling through the country and the globe for that matter.
Buck: What we do know though is right now as you mentioned your business AHP servicing is seeing an increase on opportunity and inventory. Talk a little bit about what hp servicing does remind us kind of like the way this whole notes process works and what non-performing notes are and all that stuff.
Jorge: Sure so AHP buys mortgages when people can't pay and so typically a bankers hedge fund will own a loan and then when they stop paying they'll be willing to sell that at a discount and the further behind they get generally the greater the discount and so we buy those loans we crowdfund the money at AHP servicing and we use that money for two things one is to buy those mortgages at discounts and then work them out ideally and then the other is to what we've used it for is to build a national mortgage servicer and just to give a little detail on that we've been buying mortgages for a decade in that decade we went through nine different servicers we were never satisfied with one of them so in 2017 or with one of them with any of them and so in 2017 we decided to start our own servicer and thinking that would take us maybe a year to build it out here we are three years later we are licensed in every state of the union except for New York and New York is imminent they announced their new licensees every Friday we're eagerly anticipating an announcement today they published on their website so hopefully we'll be there we've completed everything they've asked us for. But either way right now we're a national mortgage servicer and so we service our mortgages plus we have about 40 additional clients which we service for and we're continually adding new clients the fact with the distress and the new pools of loans being sold into the market new pools of defaulted mortgages being sold in the market there's definitely we're seeing more and more servicers are more more of a demand for a servicer who can meet the needs of those of those investors who hold on performing mortgages so we're definitely seeing an up to you can uptake a business.
Buck: And then there's a fund tell us about the fund.
Jorge: Yeah so the fund is the crowd we crowdfund this money to buy both the loans and fund the servicer and that has it pays that we pay the first 10 percent to investors and it's typically distributed monthly and that's the fund that we operate now it's started in november of 2018 it closes november 5th of 2020 so that'll be the last time that it's available. We are working on another fund to go after that the next fund right now we're anticipating that it will distribute seven percent as opposed to the 10 percent and that's I you know partially a response to the extremely low interest rate environment that we are in today you know which compared to 2018 it's continued to drop so we think seven percent will be well received.
Buck: Oh wow okay and so the 10 opportunity is about to end how long do you think or you know how much you got left in that one?
Jorge: There's ample capacity we have November 5th is the date but there's room for more investors. Remember we started this fund in november of 2018. In May of 2019 we stopped accepting new investments and that went on until I believe november of 2019. for several months we would have taken money the reason is we would raise a lot of money and we just as we mentioned before there just weren't the opportunities to deploy it now fast forward to 2020 post covid we're seeing lots of opportunities so now we are we do have capacity so we are welcoming new investments in.
Buck: And I'm just going to back up for a second and remind people kind of the business model of a non-performing note. Essentially you've got somebody who's not you know you're not not paying their mortgage and the the bank you know may end up these could be you know bank held notes or they could be from seller financing whatever and then somebody ends up you know whoever owns that ends up selling that debt to an investor like you or me or Jorge's fund and then at that point you know you presumably bought these things at a big discount and so you have a few different options at that point you could technically just foreclose on somebody take the property and sell it, the other thing is you could pay him some money and tell him to scram and see if that works, or you could try to negotiate some kind of a new mortgage that somebody can afford and wipe out you know most of their old debt and try to keep it performing now the third option is what Jorge's company really tries to do and so there's a social element of doing good behind behind the fund is that about a pretty good summary?
Jorge: That's a great summary Buck. I was gonna say we might have you write a commercial or two.
Buck: And so effectively that's important because I know there's especially these days there's a strong push I know by a number of investors to have some sort of social meaning behind their you know their investments well this one does. In addition to that I do want to point out that you know this is not an easy business to do as an individual. I have tried doing it myself and I can tell you that I lost a lot of interest pretty quickly just doing it myself because it just seemed tough and I think what makes this business kind of a lot more stable is the fact that first of all Jorge's company this is all they do he's very very good at this stuff and they deal in large numbers so in general my personal feeling on note investing is if you're going to do it I would highly recommend doing it through a big fund rather than doing it yourself and just from speaking from personal experience. Jorge do you think that's fair? Talk about the advantage of doing this through large numbers because I think that's critically important.
Jorge: Yeah I think you're right. We don't make money on every loan that we buy. There's oftentimes situations where we you know you rely on an agent driving by saying hey I think that property's worth a hundred thousand dollars and then you get it back and foreclosed now you go inside and it's you know termite invested or something like that so we've you know if you buy a hundred loans there's probably a portion of them it could be ten percent of them where you're you're not going to do well. So the problem I think for individual investors is if you happen to buy you know one or two or three and they all happen to be in that you know challenging bunch where you could lose money and that increases the likelihood that you'll have some investors who didn't do well maybe they'll win on one lose on the other and they said hey this didn't work. So the larger the pools are the larger amount of loans you buy generally the better that you you'll do in aggregate and I think that's what's approved out of AHP.
Buck: The other part of this fund that I think is really unique and something that I think is important to to know is that unlike most funds unlike most placements well I should point out this is also open to you know anybody you don't have to be accredited and investments can be as little as 100 bucks so it really is open to anybody. But there's also an element of liquidity to this which is really unusual for a fund. Do you want to talk a little bit about that Jorge because I think that also helps people to make some decisions.
Jorge: Sure so I'll reiterate the first two points one is yeah minimum investment is only 100 and we are open to accredited and non-accredited investors like you said almost anyone can invest and we do offer best efforts liquidity which basically means that although the investment is for a term of five years you can invest we request your money back at any time and we'll undertake our best efforts to return the money to you. Now there is a caveat to that though we pay as I've stated before we’ve paid first 10 percent to investors but if you redeem in the first year that goes from ten to eight and the second year goes from ten to nine after two years you get to keep the full ten percent and the next caveat is typically we will once the redemption's requested we returned that money within 30 days, we were able to do that for years up until Covid. Covid hit we had a huge number of redemption requests, an unprecedented number and we're still working through those requests. So I guess you want to make you want to hear that yes we do process redemptions and we continue to process redemptions but once an investor and it's typically done within 30 days except in extreme circumstances like Covid things can get delayed and they are but we're distributing we have distributed considerable amounts of money since Covid has began.
Buck: So just just as a reminder the deadline for the 10% fund is november 15th meaning that if you want to get in there and get a 10% return that's what you need to do. How do you invest Jorge?

Hi guys, I made this template for others to use. I know enrolling with the tribe isn't the easiest thing to do, especially if you don't know the process or if your live far from the reservation. This template is based off what they told me over the phone on 10/1/2020. If they change the process in the future this may no longer be relevant but for now, this is what they said to do. Write a notarized letter, with the child's name and with BOTH parent's name, date of birth, and census number [if one parent is non Navajo, you must include their race or other tribal affiliation]. They said to send the original birth certificate because too many people tried using forgeries. Again, please call the office to confirm what you need, then you will find how this template can be helpful for you.
EDIT: ALSO, Check which office you will need to send your letter to by calling them. Confirm you have the correct address too! I'm trying to be helpful with the letter writing portion of the request, you still have to do your due diligence to make sure you mail your documents to the correct office.
ANOTHER EDIT: If you are not from Arizona, you can remove the Arizona notary portion, and replace it with your own states, you just need to look up what it looks like.

tldr, this is coming off the heels of me finishing my own mission, part of which I served in Japan and the rest in my hometown as a service missionary after my mission president mentally abusing and gaslighting me, among a whole lot of other shit I have going on.
I want to start dating other guys at my school, but every time I open up Tinder I panic and close it. I'm too scared to tell my parents that I want to date guys (I came out to them but they've had the don't-ask-don't-tell approach where if we ignore it long enough it will go away). I only just recently came out to my brothers, so the circle of people I'm out to is small. My dad is super hardcore MAGA and pretty homophobic, though he hasn't said that he hates me for being gay, but I really don't think he'll support me in a gay relationship, and I do rely on my parents financially since I'm a zoomer in pre-med; I've got no money and no time to make money.
I don't want to be involved in the church anymore because any organization that tells people to suppress their sexuality and illegally uses their money to promote less civil rights for people is toxic, not to mention the shitty Utah Mormon MAGA culture I've had to deal with at church. Church is not an appropriate place to rant about how much you hate socialism, dickheads.
The closest thing I've done to dating a guy is joining my school's LGBT+ support group, which is great and I enjoy it, but it isn't exactly the environment to be looking for dates, especially since it's on Zoom. I've got an appointment with the school psychologist who specializes in working with LGBT+ students, so I'm hoping that she will be able help me build my confidence.
I've been browsing this sub on and off the past few days and seen several stories similar to mine. Does anyone have good advice? I'd greatly appreciate it.

Joining after a suicide attempt? long story short when i was 13 I was feeling real bad and tried to kill myself. I went to a mental hospital for 7 days. I had out patient care for a few months after and before. I was on antidepressants for less ~8 months (but never took them). I am 18 now and and very very interested in joining the military. I originally wanted to go navy but they dqed me full stop nothing they could do. I talked to my army recruiter and told him about my situation. He told me i should lie and not to worry about it. But i have scars on my arm from SH and the navy already has my full medical records. Should i be worried about the navy's records getting to the army? And should i go against my morals and lie to meps? Like i said i really have no other plans i didn't realize its was a automatic DQ even if you are better for multiple years.

Hey all, I hope you're doing well! I was just wondering if some of you could clarify what my recruiter told me. I first asked my recruiter about 2 year active duty contracts and also asked him if it would be 2 years active with 6 years of IRR or if it would be 2 years active with 2 years in the Reserves and then 4 years of IRR. He said it was possible to make it 2 years with 6 years of IRR (which seemed too good to be true), but I went along with it. I was supposed to go to MEPS in the next few days, but thankfully another recruiter caught the mistake and informed me it was 2 years active with 2 years in the Reserves. After that, my recruiter offered a 3 year contract. However, the other recruiter clarified it was 3 years plus basic and AIT. Is that true or does the 3 years include both BCT and AIT? Hey, I'm an 11B with Delta 2/19 at Sand Hill rn. Just turned green a few days ago. I couldn't get an option 40 while enlisting because of a past surgery but my GE and PT scores are competitive for RASP. I heard Ranger recruiters may come around at some point asking for volunteers.
Anyone have any experience with this or know about what week that might happen? I heard because of Covid things are a little weird atm and they might not be as active recruiting guys out of basic atm.
Also general order number 5 is really twisting my nuts. So excited for general order 6.

I am currently a sophomore in college and I'm planning on enlisting in the Army at the end of my spring semester. I heard that I need to send in my spring class schedule to the army and pass all of the classes on the schedule in order to be accepted. Can anyone clarify this process for me? Social life in the army? I keep seeing posts about people being very lonely and unhappy. I'm thinking about enlisting,going great with the recruiter and i'm very excited about the job etc. However,i don't want to end up feeling like that,is this something i need to consider?
I'm very happy with myself,good mental stability and some other virtues so i'm not worried about ending up in a bad place.
I am worried i will end up with no one in my life. I have no family,some friends but they won't be around. And some that won't be friends after i join (i don't follow the lifestyle i was raised in and this is another thing that goes against some cultural expectations etc,was cut out of the community/family/friends) long story short,Can i count on the army to provide some opportunities for a social life/friendship or can i end up like some of these posts? Should i take this into consideration? Is this something i should be worried about?

In the recruitment process ATM but recently my recruiter went back into the field. I didn't get a heads up about it and was in the process of having people send over some documents. Will my new recruiter be able to access documents sent over to the old recruiter's email address? Or should I just ask these folks to send to the new recruiter's email?

Hey everyone, i’ve been really excited because I want to enlist next month. I’ve been thinking about it for a LONG time and would like to go through with it, however im really nervous about basic training. Mainly because I get the occasional headache, and while not diagnosed, im pretty sure I get migraines. I take excedrin migraine for them, but I don’t get them often. However, I know you can’t take any medicine with you to Basic. does anyone have any advice for me? I don’t want to get a migraine there and have to be sent home, but this is something I really want to do.

I’m wanting to finish my degree in criminal justice. I have enough completed for an associates, and want to go for my bachelors. I’ve been told MP osut gives college credits towards criminal justice. Is this true?
Also what MOS would you recommend that gives enough “off time” in order to complete last two years of your bachelors. I’m really interested in MP since my degree is criminal justice, also the potential college credits which would help in getting my degree, but I’ve heard MPs have little time off. Any information and suggestions would be greatly appreciated.

Currently in the Army Reserve and put my paperwork in to go Active and reclass to Infantry. Will I be placed at the beginning of BCT again or will I start during the OSUT phase? As an E3 what will my experience be like? Do I have to shave my dome again?

So I got out of RA a year ago now. I served “7 1/2 years”. I went into the reserves right after went to 5 drill weekends never got paid never got a chance to inprocess. I did everything they asked , January rolls around I ask them to go IRR the CO and Top had no issues with that. I fill out the paper work then, I leave my PSG sends me a message saying they can ETS me instead like I never was in the reserves. I agreed to it and I drove on. Everything is good for a few months I finally get a message from my PSG I need to sign the paper work again, after not hearing from anyone over there for months I do it and not worry about it. I get told a month later, I gotta check in with my PSG once a week to check the status of my packet. which I do no problem fast forward to August. I’m getting told to sign my NCOER even though, I only worked for them about 5 months so I’m hesitant about signing. A new PL gets mad and tells me I have to if not I’ll get demoted and a negative discharge and says I have all these U’s for Feb-July I should basically have my ass handed to me. so I was forced to sign and start attending their zoom meetings. I spoke to my PSG and 1sgt about everything and they just tell me okay then brush it off, it’s like I’m not being heard. I spoke to jag they said the only thing they can do is fix the pay issue. So my question is what should I do? What can I do I just want to be done with them?

Do direct commission applicants still go to BCT and then OCS? If so, then what exactly is the difference between direction commissioning and the regular route of becoming an officer?
According to the Army website, "Direct Commission allows leaders in professional fields to become Army Officers immediately. Typically, a direct commission is given if you have an undergraduate degree, as well as expertise and special skills the Army needs at that time." I can see this happening maybe for a doctor or something, but I am primarily concerned with 17A Cyber Operations Officer.

Can someone explain to me what the division commander's hip pocket scholarship is? I'm interested in that, but I'm confused on the benefit portion. Mostly interested in the financial information. Not sure if it's pertinent, but I'm currently an active duty staff sgt.
The application has you fill out a financial statement (cc form 228-r) and it's very invasive about your finances. Things like partner's salary, total monthly debts, whatever I'll fill it out. I'm confused though, in the bottom portion it asks about total monthly income, stipends, loans, salaries, ect.
So I guess the few things I'm not understnding are, don't I "ETS" and not have a salary unless I get a part time job? Do I stay "in" with the division commander's hip pocket scholarship and accrue federal service time? If I stay in, do I keep my current salary and get BAH and things like that? If I have to uproot my family and PCS to my college with no salary and living off of a $420 stipend, I don't think my wife and me could afford it which would definitely hamper my commissioning process.
Appreciate any info anyone has on this process, or even if someone has a POC I can contact who has been through this process.

So I had a call with my recruiter today and he said I won't be able to get a waiver for nystagmus. I was born with it and I guess there's nothing I can do about it. Was just wondering if its normal for something like nystagmus to be disqualified and not able to waive. I am also talking to the airforce as well so who knows maybe they will waive it.

I have a question for anyone who just finished 88M AIT. If you were an MOS-T or if you had an MOS-T in your class, how was the MOS-T process. Did MOS-T soldiers live in the same barracks as the new soldiers or are there MOS-T barracks you stay in and just show up in the morning for PT and at the hit times at the class locations?

Super new to researching entering into the military. Someone I know in a different branch told me that when you join Army, no matter your MOS (even if you get 92Y or 68X) you will indefinitely ship to fight. Is this accurate?

I'm 28 almost 29 years old, have my bachelor's degree, but I'm not in-shape. I'm currently looking at enlisting as an E-4 and hoping to later go to OCS and commission as an officer. What would be a realistic timeline (my recruiter says I could basically arrive at the unit and request ocs right away...sounds fishy to me) and which MOS would be good for this (if any are better than others)?

My recruiter is telling me to lie about multiple things and I am uncomfortable doing so. I am 27 years old. I was on anti-depressants about 6-7 years ago for a short period, but stopped taking them quickly after starting. I DID have a prescription though and he's saying to just say I didn't. I am not depressed and have not had any issues since, but I don't want to lie and screw myself later on.  
I did convince him to include a waiver for a misdemeanor charge from about 5 years ago. It irritated me that he even suggested just ignoring it.  
I'm also getting a waiver for a surgery I had about 14 years ago (foot injury called "jones break", simple surgery)  
Then there's just weird shit he's saying to lie about, like saying my wife's step-dad is her real dad. Saying I never had a passport, even though I did and just no longer physically have it.  
Everyone in this recruiting office seems to say the same things he does.  
I want this badly. I want to serve my country. The thought of doing it by beginning with a lie makes me feel ashamed of myself. I have not yet been to MEPS. Only done some paperwork and taken a pre-ASVAB test (scored 75). Should I just contact a different recruiter and explain my situation? I don't want to just screw over my current recruiter, but I really don't want to fuck myself down the road for stupid lies.

Just a few questions if anyone is willing to help out. I’m currently serving in Active Duty right now. Just hit my two year mark. Hitting my ETS date in 18 months. I’m probably going to separate from the Army once I hit my time but I was also thinking about switching to the National Guard. My questions are: For anyone who has done switched, how different was it from Active Duty? Another question is: Is it possible to be a part of a State’s Unit without actually having lived there? Basically, I’m originally from California, but I’d want to move to Arizona, so is there a way I can be a part of the AZ National Guard, or would I have to be a part of the CA NG? I understand that I would need to be a current resident for the particular state to be a part of its NG, but what if it’s a switch from Active Duty?

Hello, I have a few questions about joining the army infantry to determine if it's even a worthwhile pursuit in this day and age.
Is Infantry OSUT even useful training? Or do you only get the useful stuff at your unit? Could you be somewhat competent with just this and possibly being trained by a combat veteran?
Does your active unit even teach you good training nowadays, or would I be spending my entire 2-3 year enlistment as basically a glorified janitogroundskeeper now that it's peacetime?
If the active route doesn't hold much value anymore, would I basically be getting the same value in terms of training and skills to just join the guard or reserves?

I'm a prior service Air Force vet and a former amateur MMA fighter. After learning to fight with unarmed for 2 plus years, I've come to realize my complete lack of skills in regards to weapons and modern combat (and TBH, I also kind of miss the military life). With the way the world is going, I think these skills are becoming increasingly important. I don't expect or want to become some kind of door-kicking badass operator, but I would like to have gun skills and be able to be somewhat competent in a firefight.

"I understand, unfortunately this is not a quick process. My best recommendation is go on with your current plans. Once we know if you are approved to even physical, and then pass the physical, that is good for 2 years so you have time to still take it into effect with your decision making process."

Joining after a suicide attempt? long story short when i was 13 I was feeling real bad and tried to kill myself. I went to a mental hospital for 7 days. I had out patient care for a few months after and before. I was on antidepressants for less ~8 months (but never took them). I am 18 now and and very very interested in joining the military. I originally wanted to go navy but they dqed me full stop nothing they could do. I talked to my army recruiter and told him about my situation. He told me i should lie and not to worry about it. But i have scars on my arm from SH and the navy already has my full medical records. Should i be worried about the navy's records getting to the army? And should i go against my morals and lie to meps? Like i said i really have no other plans i didn't realize its was a automatic DQ even if you are better for multiple years.

In the recruitment process ATM but recently my recruiter went back into the field. I didn't get a heads up about it and was in the process of having people send over some documents. Will my new recruiter be able to access documents sent over to the old recruiter's email address? Or should I just ask these folks to send to the new recruiter's email?

Hey everyone, i’ve been really excited because I want to enlist next month. I’ve been thinking about it for a LONG time and would like to go through with it, however im really nervous about basic training. Mainly because I get the occasional headache, and while not diagnosed, im pretty sure I get migraines. I take excedrin migraine for them, but I don’t get them often. However, I know you can’t take any medicine with you to Basic. does anyone have any advice for me? I don’t want to get a migraine there and have to be sent home, but this is something I really want to do.

I’m wanting to finish my degree in criminal justice. I have enough completed for an associates, and want to go for my bachelors. I’ve been told MP osut gives college credits towards criminal justice. Is this true?
Also what MOS would you recommend that gives enough “off time” in order to complete last two years of your bachelors. I’m really interested in MP since my degree is criminal justice, also the potential college credits which would help in getting my degree, but I’ve heard MPs have little time off. Any information and suggestions would be greatly appreciated.

Currently in the Army Reserve and put my paperwork in to go Active and reclass to Infantry. Will I be placed at the beginning of BCT again or will I start during the OSUT phase? As an E3 what will my experience be like? Do I have to shave my dome again?

So I got out of RA a year ago now. I served “7 1/2 years”. I went into the reserves right after went to 5 drill weekends never got paid never got a chance to inprocess. I did everything they asked , January rolls around I ask them to go IRR the CO and Top had no issues with that. I fill out the paper work then, I leave my PSG sends me a message saying they can ETS me instead like I never was in the reserves. I agreed to it and I drove on. Everything is good for a few months I finally get a message from my PSG I need to sign the paper work again, after not hearing from anyone over there for months I do it and not worry about it. I get told a month later, I gotta check in with my PSG once a week to check the status of my packet. which I do no problem fast forward to August. I’m getting told to sign my NCOER even though, I only worked for them about 5 months so I’m hesitant about signing. A new PL gets mad and tells me I have to if not I’ll get demoted and a negative discharge and says I have all these U’s for Feb-July I should basically have my ass handed to me. so I was forced to sign and start attending their zoom meetings. I spoke to my PSG and 1sgt about everything and they just tell me okay then brush it off, it’s like I’m not being heard. I spoke to jag they said the only thing they can do is fix the pay issue. So my question is what should I do? What can I do I just want to be done with them?

Do direct commission applicants still go to BCT and then OCS? If so, then what exactly is the difference between direction commissioning and the regular route of becoming an officer?
According to the Army website, "Direct Commission allows leaders in professional fields to become Army Officers immediately. Typically, a direct commission is given if you have an undergraduate degree, as well as expertise and special skills the Army needs at that time." I can see this happening maybe for a doctor or something, but I am primarily concerned with 17A Cyber Operations Officer.

Can someone explain to me what the division commander's hip pocket scholarship is? I'm interested in that, but I'm confused on the benefit portion. Mostly interested in the financial information. Not sure if it's pertinent, but I'm currently an active duty staff sgt.
The application has you fill out a financial statement (cc form 228-r) and it's very invasive about your finances. Things like partner's salary, total monthly debts, whatever I'll fill it out. I'm confused though, in the bottom portion it asks about total monthly income, stipends, loans, salaries, ect.
So I guess the few things I'm not understnding are, don't I "ETS" and not have a salary unless I get a part time job? Do I stay "in" with the division commander's hip pocket scholarship and accrue federal service time? If I stay in, do I keep my current salary and get BAH and things like that? If I have to uproot my family and PCS to my college with no salary and living off of a $420 stipend, I don't think my wife and me could afford it which would definitely hamper my commissioning process.
Appreciate any info anyone has on this process, or even if someone has a POC I can contact who has been through this process.

So I had a call with my recruiter today and he said I won't be able to get a waiver for nystagmus. I was born with it and I guess there's nothing I can do about it. Was just wondering if its normal for something like nystagmus to be disqualified and not able to waive. I am also talking to the airforce as well so who knows maybe they will waive it.

I have a question for anyone who just finished 88M AIT. If you were an MOS-T or if you had an MOS-T in your class, how was the MOS-T process. Did MOS-T soldiers live in the same barracks as the new soldiers or are there MOS-T barracks you stay in and just show up in the morning for PT and at the hit times at the class locations?

I am a Canadian citizen, never been to the US, reasonably fit in both mind and body, and am willing to do pretty much anything to become one owing to the sorry state of our own armed forces. Super new to researching entering into the military. Someone I know in a different branch told me that when you join Army, no matter your MOS (even if you get 92Y or 68X) you will indefinitely ship to fight. Is this accurate?

I'm 28 almost 29 years old, have my bachelor's degree, but I'm not in-shape. I'm currently looking at enlisting as an E-4 and hoping to later go to OCS and commission as an officer. What would be a realistic timeline (my recruiter says I could basically arrive at the unit and request ocs right away...sounds fishy to me) and which MOS would be good for this (if any are better than others)?

My recruiter is telling me to lie about multiple things and I am uncomfortable doing so. I am 27 years old. I was on anti-depressants about 6-7 years ago for a short period, but stopped taking them quickly after starting. I DID have a prescription though and he's saying to just say I didn't. I am not depressed and have not had any issues since, but I don't want to lie and screw myself later on.  
I did convince him to include a waiver for a misdemeanor charge from about 5 years ago. It irritated me that he even suggested just ignoring it.  
I'm also getting a waiver for a surgery I had about 14 years ago (foot injury called "jones break", simple surgery)  
Then there's just weird shit he's saying to lie about, like saying my wife's step-dad is her real dad. Saying I never had a passport, even though I did and just no longer physically have it.  
Everyone in this recruiting office seems to say the same things he does.  
I want this badly. I want to serve my country. The thought of doing it by beginning with a lie makes me feel ashamed of myself. I have not yet been to MEPS. Only done some paperwork and taken a pre-ASVAB test (scored 75). Should I just contact a different recruiter and explain my situation? I don't want to just screw over my current recruiter, but I really don't want to fuck myself down the road for stupid lies.

Just a few questions if anyone is willing to help out. I’m currently serving in Active Duty right now. Just hit my two year mark. Hitting my ETS date in 18 months. I’m probably going to separate from the Army once I hit my time but I was also thinking about switching to the National Guard. My questions are: For anyone who has done switched, how different was it from Active Duty? Another question is: Is it possible to be a part of a State’s Unit without actually having lived there? Basically, I’m originally from California, but I’d want to move to Arizona, so is there a way I can be a part of the AZ National Guard, or would I have to be a part of the CA NG? I understand that I would need to be a current resident for the particular state to be a part of its NG, but what if it’s a switch from Active Duty?

Hello, I have a few questions about joining the army infantry to determine if it's even a worthwhile pursuit in this day and age.
Is Infantry OSUT even useful training? Or do you only get the useful stuff at your unit? Could you be somewhat competent with just this and possibly being trained by a combat veteran?
Does your active unit even teach you good training nowadays, or would I be spending my entire 2-3 year enlistment as basically a glorified janitogroundskeeper now that it's peacetime?
If the active route doesn't hold much value anymore, would I basically be getting the same value in terms of training and skills to just join the guard or reserves?

I'm a prior service Air Force vet and a former amateur MMA fighter. After learning to fight with unarmed for 2 plus years, I've come to realize my complete lack of skills in regards to weapons and modern combat (and TBH, I also kind of miss the military life). With the way the world is going, I think these skills are becoming increasingly important. I don't expect or want to become some kind of door-kicking badass operator, but I would like to have gun skills and be able to be somewhat competent in a firefight.

However, the response to this message was swift on Twitter, where you were rightfully labeled as hypocritical based on your long and well-recorded history of defending racism and white supremacy on this site.

2020.09.24 15:14 vetamit Medical Marijuana Implementation in the State of Arizona

I wouldn't be a good attorney unless I prefaced this article with a few disclaimers: 1) Marijuana is still a controlled schedule I substance and is illegal in the eyes of the Federal Government of the United States; 2) This article is not to be construed as legal advice, nor is intended to take the place of the advice of an attorney, and you should consult with an attorney before taking any actions in furtherance of the subject matter of this article. Ok, let's begin.
In the month of November, the State of Arizona passed Proposition 203, which would exempt certain people from controlled substances laws in the State of Arizona. However, it will still take some time before medical marijuana is implemented as policy in Arizona. The Arizona Department of Health Services has released a proposed timeline for the drafting of the rules surrounding the implementation of Proposition 203. So far, these are the important time periods that should be paid close attention to:
December 17, 2010: The first draft of the medical marijuana rules should be released and made available for comment on this date.
January 7, 2011: This will be the deadline for public comment on the first draft of rules mentioned above.
January 31, 2011: The second draft of the rules will be released on this date. Once again, it will be available for informal comment as in the draft referred to above.
February 21 to March 18, 2011: More formal public hearings will be held about the proposed rules at this time, after which the final rules will be submitted to the Secretary of State and made public on the Office of Administrative Rules website.
April 2011: The medical marijuana rules will go into effect and be published in the Arizona Administrative Register.
It is important that at all times throughout the consultation process, interested parties submit briefs and/or make oral presentations when permitted. Groups with interests contrary to those of medical marijuana advocates may also be making presentations, and may convince the State to unnecessarily restrict the substance or those who may qualify to access it if there is no voice to advocate in favor of patients' rights.
Some key points about Proposition 203's effects
-Physicians may prescribe medical marijuana for their patients under certain conditions. "Physician" is not defined in a way limited to normal medical doctors. Osteopaths licensed under Title 32, Chapter 17; naturopaths licensed under Title 32, Chapter 14; and homeopaths licensed under Title 32, Chapter 29 may all be eligible to recommend marijuana for their patients.
-In order to be prescribed medical marijuana, a person must be a "qualifying patient." A qualifying patient is defined as someone who has been diagnosed by a "physician" (as defined above) as having a "debilitating medical condition."
-Debilitating medical conditions include: • Cancer, glaucoma, HIV positive status, AIDS, hepatitis C, amyotrophic lateral sclerosis, Crohn's disease, or agitation of Alzheimer's disease or the treatment of these conditions. • A chronic or debilitating disease or medical condition or its treatment that produces one or more of the following: Cachexia or wasting syndrome; severe and chronic pain; severe nausea; seizures, including those characteristic of epilepsy; or severe and persistent muscle spasms, including those characteristic of multiple sclerosis. • Any other medical condition or its treatment added by the Department of Health Services pursuant to Section 36-2801.01.
This last qualifying condition is underlined because it is vitally important during the rulemaking process. Although Proposition 203 allows for the public to petition the Department of Health Services to exercise its discretion to add conditions under this section, bureaucracy is notoriously difficult to get to change any law. The initial discretionary rules for additional treatments could be exercised during the public consultations that occur between December and March, though this is not certain.
It is therefore important that, in the event that the addition of medical conditions is considered during the consultations, any stakeholder who wishes for a medical condition not listed in the first two bulleted items above to lobby during the public consultation periods for the Department to add the additional medical condition to the list of debilitating medical conditions. In order to increase the prestige of any presentations made to justify adding medical conditions under Section 36-2801.01, it may be helpful to solicit the testimony of sympathetic Arizona-licensed medical doctors who can testify on paper and at the public hearings about why the proposed condition should be added. Documents showing that other jurisdictions, both in the United States and elsewhere, currently use marijuana as a treatment for the proposed condition may be helpful, as would medical journals on the subject.
It should be remembered that despite his cheery YouTube videos about the medical marijuana rule drafting process, Director of Health Services Will Humble wrote a submission in opposition to the passing of Proposition 203. He did so on the grounds that the FDA does not test the drug, and even though the federal government's anti-marijuana policy is well-known it should not be relied on as an authority for unbiased medical marijuana research. There is no reason to believe that Director Humble will be any less inclined to obstruct the use of medical marijuana during the rulemaking stage, and all proponents of medical marijuana should be sure to make their voices heard at the consultations to prevent the obstruction of the intent of Proposition 203.
Extent of Rulemaking during Consultations
There are other provisions in Proposition 203 which will be discussed during the initial rulemaking process, and they will probably be the main focus of the consultations. The consultations will create rules: • Governing the manner in which the Department of Health Services will accept the petitions from the public previously mentioned, regarding the addition of medical conditions to the list of the already enshrined debilitating medical conditions. • Establishing the form and content of registration and renewal applications submitted under the medical marijuana law. • Governing the manner in which the Department will consider applications for and renewals of medical marijuana ID cards. • Governing the various aspects around the newly legalized nonprofit medical marijuana dispensaries, including recordkeeping, security, oversight, and other requirements. • Establishing the fees for patient applications and medical marijuana dispensary applications.
The most crucial part of the consultation period will be regarding the rules governing the establishment and oversight of medical marijuana dispensaries. If interest groups lobby the Department to make the recordkeeping, security, oversight, and other requirements around dispensaries too restrictive, it will have the effect of reducing the availability of medical marijuana to patients and driving up the price of medical marijuana due to the lack of supply. It could simply become too costly to comply with all of the regulations.
During this stage, it is important that stakeholders-particularly medical marijuana dispensaries from out-of-state, and perhaps pharmacists with a bit of economic knowledge-submit briefs explaining why certain proposed rules may have a negative effect on the patients this Proposition is supposed to help. The proposed rules have not come out yet, but when they do, they should be closely scrutinized for the possible negative impact that unnecessarily tough security and recordkeeping on nonprofit dispensaries might have on patients.
The other major factor in the rulemaking will have to do with the fees. The Department will be setting fees for medical marijuana dispensaries during the consultation period. Proposition 203 provides that the fees may not exceed $5,000 per initial application, and $1,000 per renewal. However, with some lobbying during the public consultation, it is possible that the actual fees will be much less since these are simply the maximum that the Department may charge.
Discrimination against Medical Marijuana Users
Under Proposition 203, discrimination against medical marijuana users will be prohibited in certain circumstances. Based on our analysis, a person may not:
• As a school or landlord, refuse to enroll someone or otherwise penalize them solely for their status as a medical marijuana cardholder, unless not doing so would result in the loss of a monetary or licensing related benefit under federal law or regulations. • As an employer, discriminate against hiring someone, or terminate them or impose any conditions on them because they are a medical marijuana cardholder, unless not doing so would result in the loss of a monetary or licensing related benefit under federal law or regulations. Employers may still terminate employees if the employee is in possession of or impaired by marijuana on the premises of the place of employment or during the hours of employment. • As a medical care provider, discriminate against a cardholder, including in matters of organ transplants. Medical marijuana must be treated as any other medication prescribed by a physician. • Be prevented, as a cardholder, from having visitation custody or visitation or parenting time with a minor, unless the cardholder's behavior "creates an unreasonable danger to the safety of the minor as established by clear and convincing evidence." Although there are certain prohibitions on discrimination, there are also provisions which permit discrimination against medical marijuana cardholders: • Government medical assistance programs and private health insurers are not required to reimburse a person for their medical marijuana use. • Nobody who possesses property, including business owners, is required to allow medical marijuana on their premises (this seemingly includes landlords who, although they cannot refuse tenants based on their being a cardholder, are permitted to prevent cardholders from bringing marijuana onto the landlord's property). • Employers are not required to allow cardholders to be under the influence of or ingest marijuana while working, though the presence of marijuana in the body which is not of a sufficient concentration to cause impairment does not establish being under the influence of it.
Rules Related to the Establishment of Dispensaries
Although the final rules around security, recordkeeping, and other requirements for medical marijuana dispensaries will not be established until April 2011, there are certain requirements which are enshrined in Proposition 203 itself and can be known ahead of the time that the final rules come out. These minimal requirements may not be as restrictive as the final requirements which are published in April 2011.
• Medical marijuana dispensaries must be nonprofit. They must have bylaws which preserve their nonprofit nature, though they need not be considered tax-exempt by the IRS, nor must they be incorporated. • The operating documents of the dispensaries must include provisions for the oversight of the dispensary and for accurate recordkeeping. • The dispensary must have a single secure entrance and must implement appropriate security measures to deter and prevent the theft of marijuana and unauthorized access to areas containing marijuana. • A dispensary must not acquire, possess, cultivate, manufacture, deliver, transfer, transport, supply, or dispense marijuana for any purpose other than providing it directly to a cardholder or to a registered caregiver for the cardholder. • All cultivation of marijuana must take place only at a locked, enclosed facility at a physical address provided to the Department of Health Services during the application process, and accessible only by dispensary agents registered with the Department. • A dispensary can acquire marijuana from a patient of their caregiver, but only if the patient or caregiver receives no compensation for it. • No consumption of marijuana is permitted on the property of the dispensary. • A dispensary is subject to reasonable inspection by the Department of Health Services. The Department must first give reasonable notice of the inspection to the dispensary.
Comparison to California's Medical Marijuana Law
The Arizona law is by no means the same as the law in California. There are certainly some differences between the two, though in some respects they are comparable. This is a comparative analysis of the two laws.
Similarities: Both laws, as a practical matter, allow for broad discretion on the part of a physician to prescribe marijuana to patients who suffer from pain. In the Arizona law, "severe and chronic pain" is the legislated standard. In the California law, any "chronic or persistent medical symptom" that substantially limits the life of the patient to conduct one or more major life activities as defined by the Americans with Disabilities Act of 1990, or that if not alleviated, will cause serious harm to the patient's physical or mental safety, qualifies. • Both laws have a number of illnesses which are automatically considered qualifying illnesses for the prescription of medical marijuana. These include, but are not limited to, AIDS, cachexia, cancer, glaucoma, persistent muscle spasms, seizures, and severe nausea. • Both laws require the use of an identification card by those who have been prescribed medical marijuana, after the cardholders have gone through an initial application process in which the use of the drug has been recommended by a physician. • Both states do not factor in the unusable portion of the marijuana plant in determining the maximum weight of marijuana that is permissible for possession by a cardholder.
Differences: Though the rules have not been finalized, the Arizona law appears as though it will be regulated on the state level and therefore uniform across Arizona. The California law, however, is regulated significantly on the municipal level, and therefore the rules around dispensaries can vary greatly from one municipality to the next. • The Arizona law provides a broader spectrum of people who are considered a "physician" for the purpose of prescribing medical marijuana. In California, only medical doctors and osteopaths are considered to be physicians. In Arizona, in addition to medical doctors and osteopaths, naturopaths and homeopaths will also be permitted to prescribe medical marijuana. • In California, patients or their caregivers may grow marijuana plants in lieu of using a medical marijuana dispensary. In Arizona, patients may only grow marijuana or designate someone else to do so in lieu of visiting a dispensary on the condition that there is no dispensary operating within 25 miles of the patient's home. • The maximum possession limit for marijuana in California is eight ounces per patient, whereas the limit is only 2.5 ounces per patient in Arizona.

Dear Steve,
On June 1, you shared a letter on Reddit’s blog “Remember the Human – Black Lives Matter”. In this letter, you claim “as Snoos, we do not tolerate hate, racism, and violence, and while we have work to do to fight these on our platform, our values are clear.”
As of today, neither you nor any other Reddit admins have shared this letter anywhere on reddit.com. However, the response to this message was swift on Twitter, where you were rightfully labeled as hypocritical based on your long and well-recorded history of defending racism and white supremacy on this site.
Among the many responses was this message from former CEO of Reddit, Ellen Pao.
I am obligated to call you out: You should have shut down the_donald instead of amplifying it and its hate, racism, and violence. So much of what is happening now lies at your feet. You don't get to say BLM when reddit nurtures and monetizes white supremacy and hate all day long
Many others shared links and screenshots of your past statements saying “Open racism and slurs are fine to post on Reddit”.
The problem of Reddit’s leadership supporting and providing a platform for racist users and hateful communities has long been an issue. Nearly six years ago, dozens of subreddits signed the original open letter to the Reddit admins calling for action. While the Reddit admins acknowledged the letter and said it was a high priority to address this issue, extremely little has been done in the intervening years.
On June 5, you shared this update on /Announcements, Upcoming changes to our content policy, our board, and where we’re going from here. In the post, you stated that there is a need for continued adjustments of Reddit’s content policy to address racism and that this remains a priority. These continued statements that you hear us, that this is a priority, or that you are working on it are not enough. It has been five years since your return as CEO and this still remains Reddit’s most glaring problem.
Steve, if you and Reddit genuinely care about the values of standing up to racism and hate, then you need to back it up with real action. As moderators on this website who have dedicated countless hours to keeping this site running, we call on Reddit to take the following steps:

I rented a house in Arizona for a year through a rental company. My lease ended 8/31/20 and I received the security deposit check and deduction letter 9/23/20 which was dated and postmarked 9/21/20. I am trying to figure out how to handle the 33% deductions from the security deposit they made up.
During the move out inspection I recorded audio and asked the property manager what she found which was some dirty cabinets, crumbs in the microwave and a dirty ceiling fan. The deduction letter has a much larger list with multiple dead plants, drywall damage, damaged trash can and house cleaning.
I have detailed video pre move in, there were cabinets I didn't use and left sealed because they were so dirty. The drywall was better after I moved out, I had three items wall mounted all I patched and painted, I also painted a few near by previous patches that were left unpainted so it wouldn't look like I made the mess. The trash can is the big wheeled type picked up by a truck. The lid has cracks in it, its supplied with the service and the rental company is trying to charge me $100 for the cracks. Worst part is I think its the neighbors can since their kids frequently mix up the cans.
The plants looking dead were in bad shape when I moved in and we have been breaking records on heat which makes them look even worse right now. There is a drip system that waters the plants and the property management company emailed me shortly after I moved in stating that the plants were dyeing. I still have the emails with pictures showing them dying before I moved in and showing the drip system working which they deny exists.
I am trying to figure out how to handle refuting some of the deductions. There was no move in checklist A.R.S. 33-1321. Depending on how 14 days are counted, the rental agency may be over the limit. Lease ended 8/31/20, deduction letter dated 9/21/20 and marked returned possession 9/1/20.
How should I respond and should I hold off cashing the check for 2/3 of the security deposit I got back?
